  • Close on time Guarantee – We will close, fund and record your loan on the date specified or we will pay you $350! (b)
  • Closing Costs Guarantee - We guarantee your closing costs will not exceed the amount quoted to you on your Good Faith Estimate, or we will pay you the difference. (c)
    1. One-Stop Guarantee: Available on approved, conventional, VA and FHA purchase loans in AZ only. Not available on refinances or special loans programs. The purchase contract must be received by Long Mortgage within 48 hours of the customer obtaining a signed agreement, and the purchase contract must provide for, at minimum, a 21-calendar day period within which to close from the date of final acceptance of the purchase agreement. The borrower must make a complete application (including all required supporting documentation) within this 48 hour period. Any guarantee fees to be paid will be issued after closing.
    2. Close on Time Guarantee: to be eligible, you must apply for a purchase loan through Long Mortgage and your must close your loan with Long Mortgage. If you don’t close on the date stated in your purchase contract (by the close of business day) due solely to Long Mortgage’s delay, we will pay you $350.
    3. Closing Costs Guarantee: We will pay the difference on closing costs that are GREATER than those disclosed on the latest Long Mortgage Good Faith Estimate. Our liability is limited to the total fees that we are receiving in the transaction. You must use Long Title as your title company. Escrows stated on the Good Faith Estimate are our estimate of what is required to establish new escrow accounts and are not part of the guarantee. Please request the actual escrow figures from your title company. This does not guarantee the amount of any fee charged by the real estate broker or the amount of prepaid expenses such as taxes, insurance, interim interest, hazard insurance or mortgage insurance, or any association fees are reserves collected, or any charges optional to the borrower. The guarantee does include lines 800 through 813 and lines 1100 through 1306 on the HUD 1 Settlement Statement.
